Planning and Urban Controls

1. STREET RESERVE

  • 1 metre of road servitude shall extend into the residential plots

2. BUILDING LINES

  • 4 metres from the edge of the road reserve
  • Side boundaries - setback of 2 metres

3. PLOT AREA RATIO

  • Covered area of building, (including wall thickness), shall not exceed 40% of lot area for houses with 1 level & 30% for flat houses.

4. MULTIPLE DWELLINGS ON SINGLE LOT

  • Minimum 20 perches - 2 per lot area

5. CONTEXT

  • Acknowledge adjacent buildings and courtyard spaces, lot topography and configuration, street space and adjacent public space

6. VIEWS

  • 'so use your property that you injure no one else'

7. HEIGHT

  • 10m from the upper level of the implantation of the building on the site for houses with pitch-roof & 7m for flat houses, measured from the 'natural ground level if the level has been raised, or finished ground level, if the ground level has been lowered

8. FORM

  • All houses maximum double storey, with the possibility of basement levels for houses on slopes greater than 5%

9. EXTERNAL BUILDING WALLS

  • Walls should generally have a smooth plaster or tyrolean finish or timber boarding.
  • Simple plaster surrounds to windows and doors acceptable. Walls shall have no mock coining or texturing.
  • Stonework for plinths, basements and feature walls.
  • All arch elements of consistent, and simple shape.
  • Parapets shall be simple vertical wall extensions with simple copings

10. ROOF

  • Principal roofs between 15 and 60%
  • Minimum eaves overhang of 0.75m, measured horizontally from the wall.
  • Horizontal roofs shall not occupy more than 20% of the total roof

11. OPENINGS

  • Materials consistent on individual facades
  • Burglar bars should be of simple design and be integrated into the window design.

12. OUTBUILDINGS

  • Outbuildings single storey.
  • Some form of attachment to principal building - match character of main building.

13. OUTDOOR SPACES AND YARDS

  • Private outdoor spaces defined using planting, and paved, enclosed areas for drying and handling refuse.
  • If possible - such service yards not overlooked by the street or neighbours

14. BOUNDARY WALLS

  • Maximum height of these is 2000mm
